Putting Property in Children's Names Is Risky

Here is an interesting article that was written by Bob Aaron, a Toronto Real Estate Lawyer

There's a common misconception that the best way to avoid Ontario's probate fees on the value of an estate is to place the family home and other assets into joint ownership with a child or children so that the property will automatically transfer to the survivor after the death of the parents...

Pay Down Your Mortgage Faster

TIP 1.  Increase the amount of your payment. One of the ways to pay off your mortgage faster is to increase the number of your regular payments by a small amount. Variable rate mortgages can pay as though they have a fixed rate.

Will Kits Can Create Recipe for Disaster

Thousands spent on legal fees so that a judge could figure out what was meant in a will using a "KIT".  Thinking of having a "Will" written, have one already done using a "KIT", seek your Lawyers advice and have it done right or if have him/her review your current will.

Kitec Plumbing, should you be worried?

Do you have bright orange and bright blue pipes running through your home?  If so you may have Kitec plumbing, installed in homes built between 1995 and 2007 it was a new type of plumbing, marketed as a corrosion-resistant alternative to copper pipes and fittings.  The bright blue and orange pipes were the commonly used colours but Kitec piping also came in red, dark blue, grey and black.

The Golden Rule in Real Estate

It is said that the "Golden Rule" in real estate is LOCATION, LOCATION, LOCATION. But what many Home Sellers don't realize is that it's not just Location, Location, Location...there is a "Golden Rule" for selling real estate - PRICING, PRICING, PRICING! The two go "Hand in Hand".One of the single greatest errors that owners make relates to Pricing. Why?

Exclusive or MLS® Listing, What's the Difference?

A "Multiple Listing" allows REALTORS® to put your home on the Real Estate Board's MLS® System - a great tool to market our your home and help find a buyer, because the listing information is shared with all the members of the Real Estate Board, here in Cambridge that's well over 300 members.

With an "Exclusive Listing", there is no automatic sharing of information without the consent of the Listing Brokerage, which technically only allows the Listing Brokerage to find a Buyer for your home.

Chattels...What Are They?

A chattel is a movable object that is not attached to the home or has not been “annexed” to the property in a legal sense.  For instance, appliances are usually considered chattels unless the appliance is “built-in” such as a built-in dishwasher.  Electronic thermostats and light fixtures are fixtures and a part of the real estate, but tabletop lamps are considered chattels if only plugged into an electrical outlet.
